Nothing for sale here but land. That is the point.
A perched village on a ridge, 35 minutes above the sea. Stone, blue shutters, one street wide, closed to cars above the square. Turnover is slow, and it is mostly land that moves: dry terraces on the south slope, some with permission to build already granted. Ground here runs about a third of what the coast asks. We have one plot, and it is not on the market yet. In a village of 610 on the register and about 340 through the winter, that is a normal year.

Walkability
Everything in the village is within a 10 minute walk, and most of that walk is uphill. The lower car park to the square is 96 steps. Groceries come up by hand.
Schools
The village school takes ages 3 to 11, two classes, 41 children, on the square. After that the collège is in Ondrieu-sur-Mer, 35 minutes down the valley. The bus leaves the square at 07:10 and is back at 17:40.
What is open in January
Two restaurants and a café. Both restaurants shut from November to March. The café on the square opens every day but Monday, year round, and stops serving at 15:00. January dinner is whatever is in your own kitchen.
Getting off the ridge
15 minutes of bends down to Sarnaude-la-Bastide, then 20 on the valley road to Ondrieu-sur-Mer. In January the top 3 km freeze overnight and everyone drives them in the dark twice a day. The last bus up leaves at 18:40.
